Scandinavia’s first zero-energy hotel
Since the construction of Friends Arena and Mall of Scandinavia, pressure on the hospitality industry in Solna has increased significantly. Demand for accommodation has far outstripped supply. In 2018, a decision was therefore made to expand hotel operations in Arenastaden.
In February 2021, Nationalarenan 3, also known as House of Choice, will be completed. The building is eleven stories tall and houses hotel rooms, long-term accommodations, and Nordic Choice’s new headquarters. Fabege, as the developer for the project, has built this completely unique hotel in Arenastaden in Solna in collaboration with White Arkitekter and Skanska. So what makes the hotel project in Solna so unique?
Zero-energy hotel on an annual basis
House of Choice, part of Petter Stordalen’s Nordic Choice Hotels chain, is classified as Scandinavia’s first annual zero-energy hotel thanks to its unique architecture, construction techniques, and choice of materials. To qualify as a zero-energy building, in addition to meeting passive house requirements, the amount of electricity generated on-site must be equal to or greater than the building’s annual energy needs!

Solar Panels – Part of the Building’s Natural Aesthetics
With our expertise in solar power, Alstra Energy has been involved throughout the entire project, from the early consulting phase through to installation. The consulting work has included custom sizing of the solar panels, efficient utilization of the building’s roof surfaces, and calculations of the shading impact from surrounding buildings. Alstra Energy’s consultants have worked closely with White Arkitekter.
The solar panels themselves now cover a total area of 2,500 square meters. Solar panels are integrated into the hotel’s roof, facade, and the glass roof covering the hotel’s atriums. The total installed solar power capacity is 499.6 kilowatts.
To enable maximum electricity production, high standards were set for the design of the solar panels. High-efficiency 400-watt solar panels from Sunpower have been installed on the hotel’s sawtooth-shaped roof – a design that maximizes the usable surface area for the solar panels. On the facade, the solar panels are integrated into glass panels of various colors and shapes, which has helped the solar panels become part of the building’s natural aesthetics.
House of Choice, which received an honorable mention in the Facility of the Year category at the 2022 Solar Energy Awards, is a project that demonstrates that together we can truly build a sustainable society. Read more about House of Choice’s honorable mention here (Swedish).
